Living in Riverlights: What Buyers Should Know About One of Wilmington’s Most Popular Communities

When buyers tell me they’re considering a move to Wilmington, Riverlights is often one of the communities that comes up early in the conversation.

And there’s a reason for that.

Riverlights offers something that can be difficult to capture in listing photos alone: a combination of riverfront living, a 38-acre man-made lake, trails, amenities, newer homes and distinct neighborhoods designed for different stages of life.

But understanding Riverlights means looking beyond the homes themselves.

The Lake and the Cape Fear River Create Two Different Waterfront Experiences

One of the things buyers sometimes miss when they first research Riverlights is that there are really two different water experiences here.

The community’s 38-acre man-made lake is a major focal point of Riverlights. It continues beneath the bridge into another section of the community and visually connects both the 55+ side and the non-age-restricted side.

Around portions of the lake, residents use the white-gravel walking trail for exercise, dog walks and everyday neighborhood strolls.

Then there is the Cape Fear River, which creates an entirely different atmosphere.

The riverfront is one of those places residents naturally gravitate toward, particularly in the evening. People often head to the dock to watch the sun set over the river, and it’s one of those small lifestyle details that can make a community feel special.

Those are the kinds of moments that don’t always show up in a builder brochure, but they matter when you’re deciding what everyday life in a community might actually feel like.

Riverlights Has More Than One Amenity Experience

This is another important distinction for buyers.

Riverlights includes both non-age-restricted neighborhoods and the 55+ Del Webb section, and the amenities should not be treated as though they are all one shared complex.

On the Non-Age-Restricted Side

The Lake House overlooks the 38-acre lake and serves as one of Riverlights’ primary gathering and recreation spaces.

The non-age-restricted side also includes two pools, tennis, pickleball, walking trails and other recreation and gathering areas.

The white-gravel trail follows portions of the lake, creating a beautiful setting for walking, exercising or simply enjoying the neighborhood.

Because the lake extends beneath the bridge into another portion of Riverlights, it also helps visually connect different areas of the community.

The Del Webb Side Has Its Own Resort-Style Amenities

The 55+ section of Riverlights has a different feel and its own substantial amenity center.

The Del Webb side includes a large clubhouse along with its own collection of amenities designed around active-adult living.

That distinction matters because buyers comparing Riverlights with other 55+ communities sometimes assume they are simply buying into the same amenity package as the rest of Riverlights.

They aren’t.

The Del Webb side has its own clubhouse, recreational amenities and social environment while still being part of the larger Riverlights community.

A Resident’s Perspective Makes a Difference

I also have a somewhat different perspective on Riverlights because I don’t just sell homes here.

I live here.

I live on the Del Webb side, diagonally across the street from the lake, so I see the community in a way that is very different from driving through it during a showing.

I see who is out walking in the morning.

I see how residents use the lake and trails.

I see which areas feel active and which feel quieter.

I know what it feels like to live here when there isn’t a sales appointment scheduled.

For someone relocating to Wilmington, I think that kind of information can be every bit as important as square footage and finishes.

Riverlights Is Not a One-Style Community

Another thing buyers should know is that the homes throughout Riverlights are not all identical.

Different builders, neighborhoods and phases have introduced a variety of architectural styles, home sizes and floor plans over the years.

That matters especially for buyers who tell me they like newer construction but don’t want a neighborhood where every house looks the same.

Some areas feel distinctly coastal. Others have more traditional Lowcountry influences. And depending on where you are within Riverlights, the streetscape and housing density can feel quite different.

New Construction or Resale?

Riverlights continues to evolve, which means buyers may find themselves comparing new construction with resale homes.

I encourage buyers to look at both.

A resale home may offer an established location, completed landscaping, upgrades that would cost considerably more to add today, or a floor plan that is no longer being built.

New construction may offer newer designs, warranties, selections or builder incentives.

The better question isn’t simply:

Should I buy new construction?

It’s:

Which home gives me the best combination of location, layout, lifestyle and value?

If You’re Considering New Construction, Bring Your Own Agent

One point I always emphasize with relocation buyers is to connect with your own buyer’s agent before beginning your builder visits.

The onsite sales representative represents the builder.

Your buyer’s agent represents you.

Having independent representation from the beginning allows you to compare builders, available inventory, resale opportunities, incentives, contract terms and neighborhoods as part of one overall decision rather than evaluating each builder separately.

Who Is Riverlights Best For?

Riverlights tends to appeal to buyers who want a community where they can be active without constantly getting in the car.

It may be especially worth considering if your wish list includes:

  • Waterfront scenery without living directly on the ocean

  • Walking and outdoor recreation

  • Newer homes

  • One-level or low-maintenance living

  • Active-adult options

  • Community amenities

  • Access to both the lake and the Cape Fear River

But Riverlights isn’t the answer for everyone.
